Project Surveyor
Role Overview
The Project Surveyor will be responsible for delivering commercial and contractual management for assigned projects throughout the construction phase. This role involves preparing and maintaining accurate measurement and valuation records, managing subcontractor packages, administering contracts and variations, and providing effective communication between the site team, commercial department and clients to ensure projects are delivered to programme, budget and quality expectations.
Key Responsibilities
Prepare and maintain accurate measurement records, valuation schedules and interim payment applications in accordance with contract terms and company procedures.
Assess and value variations, claims and compensation events, preparing clear supporting documentation and recommendations for commercial managers and clients.
Administer subcontract and supplier contracts, including issuing instructions, assessing payments, and monitoring compliance with scope and programme milestones.
Review site works and progress reports, carrying out regular site visits to verify quantities, workmanship and compliance with specifications.
Prepare cost monitoring reports, forecast changes to the project budget and highlight risks and opportunities to the Commercial Manager and Project Team.
Liaise with project managers, site teams, design consultants and clients to resolve commercial and technical queries promptly and professionally.
Collate and maintain project commercial records within the Document Management System (DMS), ensuring auditability of decisions and correspondence.
Assist with procurement activities, obtaining and evaluating subcontractor and supplier quotations and supporting the negotiation of commercial terms.
Support risk management through preparation of contingency proposals, sensitivity analysis and identification of cost-saving measures.
Participate in project meetings, produce minutes, manage action logs and provide timely updates on commercial matters to stakeholders.
Ensure compliance with company procedures for health & safety, quality and data security in all commercial activities on site.
Requirements
Proven experience as a Project Surveyor, Commercial Surveyor or similar role within construction, ideally with a main contractor or consultancy background.
Strong numerical ability and attention to detail, with experience preparing valuations, measurement take-offs and payment applications.
Good understanding of standard forms of contract, change control procedures and contractual entitlement principles.
Competent user of Microsoft Excel, Word and Outlook; experience with estimating software, cost databases and a Document Management System is desirable.
Excellent organisational and time-management skills with the ability to prioritise workload and meet project deadlines.
Strong written and verbal communication skills, with the ability to liaise professionally with colleagues, clients, subcontractors and suppliers.
Self-motivated, proactive and solutions-focused, able to work independently and as part of a project team.
Relevant qualification in construction, surveying or commercial management (or equivalent experience) is advantageous.
